The villa backs onto beautiful orange groves, is fully air-conditioned
throughout, with ceiling fans and sliding patio doors to the pool area,
it's a real home from home. It has a well-appointed dining room, living
room, large family room, gourmet kitchen, utility, nook, family bathroom,
two en-suite master bedrooms and two additional bedrooms with twin beds.
The villa is furnished with solid wood tables rather than glass topped
tables for complete safety.
Outside, the professionally landscaped area surrounding our 30' screened
swimming pool is simply stunning with a large sundeck, sun loungers, tables,
chairs and covered patio (fitted with ceiling fans) all providing ample
opportunity to soak up the inimitable Florida climate or indulge in a
little al fresco dining whilst viewing the Disney fireworks. The villa
and pool are not overlooked at the rear by other properties and side fencing
has been erected for total privacy.
Orange Tree is an exclusive private community situated off US 27 (just
north of its intersection with US 192), located approximately 15 minutes
from Disney and 45 minutes from Orlando International Airport. Close to
all amenities, Orange Tree benefits from a beautiful landscaped entrance
and has been designed with maximum tranquility in mind, incorporating
a peaceful ambiance.

THE DINING ROOM
The dining room is fully carpeted and contains
a formal dining table with 6 chairs. It looks out to the front of
the villa through 2 arched windows. |

LIVING ROOM
The living room is also fully carpeted and contains a 3 seater sleeper
sofa, a 2 seater sofa, an armchair, coffee table and 2 matching
end tables. The room overlooks the pool and sundeck.

The nook has a dining table and 4 chairs. It overlooks the pool
and sundeck. The patio doors lead out onto the covered porch, lanai

KITCHEN
The kitchen is fully equipped with modern appliances.
Full oven and hob, microwave, double sink with waste disposal, large
refrigerator/freezer, dishwasher, toaster, kettle, coffee maker,
blender, mixer, electric can opener and telephone.
The adjoining utility room contains a washing machine, tumble drier,
iron and ironing board.

FAMILY ROOM
The family room has a 3 seater sofa, a 2 seater sofa, an armchair,
a coffee table, and 2 end tables. There is a ceiling fan for added
comfort, and there is a 28" colour TV which is linked to cable
and a DVD/Audio CD player. In the cabinet you will find numerous
CDs and DVDs (including many latest releases and Disney films) for
your entertainment. Another set of patio doors leads out onto the
covered porch, lanai and pool.

MASTER BEDROOM AND ENSUITE BATHROOM
The 1st master bedroom has a king sized bed, dresser, 2 night stands,
clock radio, telephone and cable TV. There is a ceiling fan for
added comfort. Patio doors
lead directly onto the covered porch and pool. Between the bedroom
and the en-suite bathroom there is a walk in closet where there
is a safe for your use.

is an additional closet between the bedroom and the en-suite shower
room.
The en-suite shower room comprises a vanity unit, WC, a separate
full length glass-screened shower and a fully tiled floor.

The 3rd double bedroom has 2 twin beds, dresser, radio, 2 walk-in
double wardrobes and a ceiling fan for added comfort. Between
these 2 bedrooms there is a 3rd bathroom comprising vanity unit,
WC, and bath with overhead shower. The floor is fully tiled.

 POOL,
LANAI AND SUNDECK
The pool is East-West oriented for maximum sunshine. The surround
and patio is paved for coolness (you don't burn your feet however
hot the day is), is fully screened and looks over the beautiful
orange groves.

 The
30' swimming pool can be heated if required and has underwater lighting
and steps. One end is 3' deep for the safety of children and non-swimmers
the other 6'. It is well away from any traffic noise. Patio tables
with chairs and sun loungers are provided together with a gas barbecue.
The covered lanai/porch area (23' x 10') has 2 ceiling fans for
added comfort. There are security bars and alarms on all doors leading
to the pool area from inside the villa to ensure the safety of your
children. Side fencing has been erected to give total privacy to
the rear of the villa. |

 MISCELLANEOUS
INFO
The villa is a non-smoking villa and it also has a double integral
garage. For the younger children a cot, high chair and pottie
are available and a play area is only a hundred yards away. A
tennis court is also available for use free of charge nearby.
